Buyers Beware of Zillow Listings in Chicago

Recently was contacted by another real estate agent inquiring about a property listing in Logan Square, one of Chicago’s emerging neighborhoods. They were requesting a showing on a 2 flat on the 2500 block of Mozart, the nicest street in all of Logan Square. The problem is the property they inquired about sold and closed about 2 years ago, but Zillow still has it as a active 2 flat.

After doing a search I discovered another property on the same block that also closed 2 years ago and is still listed as an active 2 flat currently for sale. I know initially when Zillow started offering free on-line market analyses they were typically very far from reality, have heard they have improved a bit and are usually a little more realistic. Curious as to the management of the data they take from us

the brokers and agents. We would ultimately be fined if we did not report properties as “closed” after they in fact have closed. Apparently nobody monitors Zillow or the various other sites that have real estate listings and provide a service to the public.

Is it my responsibility to contact Zillow to request that they keep current records? Just know that if you are searching on Zillow in some of Chicago’s finest neighborhoods for properties you may be looking at inventory that is not for sale. Chicago - South Loop real estateSeptember 2010 sales in Near South neighborhood showed some promising  activity.

The number of new condo listings taken was 91 while 51 were reported closed. This ratio of less than 2 new listings for every sale indicates that there is good demand for condos in the area.

The average home that sold spent an average of a little over 3 months on the market.

Chicago - West TownSeptember 2010 sales in Chicago’s West Town neighborhood showed some interesting activity. There were 8 reported single family sales for the month but there were 41 new listings. The inventory of single family homes showed more than 5 listings for every sale.

The number of new condo listings taken was 167 while 56 were reported closed. This ratio of  just a about 3 new listings for every sale indicates that there is a demand for condos in the area but there is still a lot of room for improvement.

The average single family home that sold spent a little less than 3 months on the market while condos that sold took a little more than 4 months.
